Houserules

Rental conditions:

1. Reservations

  • The reservation becomes final if the tenant agrees to the conditions and has paid the deposit within seven days after receiving the rental conditions, the confirmation email and the invoice.


  • Of the total invoice amount, 20% must be paid upon final reservation and the remaining amount in two equal installments, of which the last installment must be paid no later than six weeks before the start of the rental period.


  • The landlord reserves the right to cancel the reservation if the payment obligations have not been met.


  • Any inaccuracies in the reservation must be reported to the landlord immediately.

2. Rental period

The rental period starts on the day of arrival as stated on the invoice, from 4:00 PM and ends on the day of departure no later than 10:00 AM.

3. Deposit and liability

  • The landlord is not responsible for loss, theft, forgotten property or any form of damage during or as a result of the stay in the holiday home.


  • The deposit, stated in the total amount on the invoice, will be refunded to your account within four weeks after the electricity consumption has been settled.


  • If there is any damage or loss that cannot be settled with the deposit, we will hold you liable in writing.


  • It is strongly recommended that you take out travel insurance to cover any damage.

4. Cancellation

In the event of cancellation, the following percentages of the travel sum apply:

  • In the event of cancellation up to two months before the start of the rental period: 0% of the total rental sum.
  • In the event of cancellation from two months to one month before the start of the rental period: 50% of the total rental sum.
  • In the event of cancellation within one month before the start of the rental period: 100% of the total rental sum.

5. Force majeure

  • In the event of premature termination of the stay, the full rental sum remains due.


  • In the event of force majeure, the landlord may unilaterally terminate the agreement by means of an (electronic) message to the tenant.


  • Force majeure on the part of the landlord occurs when the fulfilment of the agreement is prevented in whole or in part by circumstances beyond the landlord's control.This includes situations such as danger of war, staff strikes, blockades, fire, floods and other disruptions or events that have consequences for the landlord beyond the landlord's control.

6. Cleaning

  • The cleaning costs are mandatory and must be paid in advance. However, if the holiday home is left in a poor state of cleanliness, we will be forced to charge additional cleaning costs.

7. Bed linen and inventory

  • Upon arrival at the holiday home, it is mandatory to rent bed linen; this will be ready for you. The costs for this are stated on the invoice.


  • If you have a longer stay, you can choose to rent a new set of bed linen or use the available washing machine and dryer to wash it yourself.


  • Furthermore, we have equipped the holiday home as well and completely as possible.

8. Towels and bath towels

  • It is necessary that you bring your own towels and bath towels, as these are not available for rent and are also not available in the house.

9. Complaints

  • If you have any unexpected complaints, we kindly request that you inform us immediately so that we have the opportunity to resolve or correct the problem.

10. Maximum number of people

The holiday home is suitable for six people and a baby; it is not permitted to stay with more people. If it is found that more people are staying overnight, the caretaker has the right to immediately refuse access to the house.

11. The house is a non-smoking house

If the caretaker finds that there is smoking in the house, he may immediately deny you access to the house.

12. Pets are not allowed

If the caretaker finds that there is a pet in the house, he may immediately deny you access to the property.
